Site Development Manager III

This position contributes to the achievement of T-Mobile’s strategic, timeline and financial objectives in the planned overlay deployment on specified existing T-Mobile communication sites. The role will be focused on site acquisition (soft cost), reporting to the market site Development Manager, and will have direct interface with the T-Mobile construction Project Manager to ensure activities flow seamlessly from Site Acquisition to Construction. This position also interfaces cross-functionally with T-Mobile RF, Site development, vendors, construction managers and other partners such as Ericsson.
Essential Duties and Responsibilities: Project Manager provides oversight for the following key activities, in addition to other tasks:* Monitor vendor deployment production plan and schedule.* Identify schedule deviations or challenges and work with team to correct production problems.* Understand and monitor various program reporting tools.* Suggest enhancements when appropriate. Coordinate appropriate stakeholders-* Data integrity and follow up on action items and due dates.* Updating the data base daily, monitoring reports for any past due, or approaching milestones.* Running reports and analysis of work progress and goals.* Communicate issues, opportunities and updates to managers and team for escalations and suggestions.* Managing site Acquisition field vendors whose tasks include, but not limited to assembling and submission of complete Site Candidate Package (SCIP) which includes; surveying all existing and useable structures and identify raw land build candidates. Submitting and securing all land use and building permits needed on site.* Handling all work orders as they pertain to site acquisition. Also working to close them in the time determined by the Development Manager.* Coordinate with legal on legal language for all leasing work. Coordinate and attend the site visit and tech visit with RF, Zoning, and Construction Teams if needed* Perform review of the zoning and construction drawings and make necessary changes. Negotiate an acceptable lease agreement between the landlord of the approved candidate(s) sites and the client as well as any ancillary easement agreements.* Request a Title Report for the approved candidates.* Procure the landlords` signature on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements and Construction Drawings.* Ensure that all original documentation is stored in site completion book or master file.* Prepare and submit candidate packages for client review Pre- zoning analysis for approved candidates Prepare status reports
